Note: Commissions are not set by law but we suggest a 2.5% commission incentive
to the selling company. That makes your total commission rate no more then 3.5% (1% to Spicer

Note: Commissions are not set by law but we suggest a 2.5%
commission incentive to the selling company. That makes your total commission
rate no more then 3% (1/2 % to Spicer plus 2.5% to the selling company). Plus,
you’ll only pay a 1/2 % total commission if you show the property to a buyer who
chooses to work without his/her own agent. That might happen if you hold an open
house or if you show a buyer who finds your listing by way of the internet or your
yard sign. We’ll take care of the paperwork, negotiations and process the file
though to settlement.
A broker administration fee of $195 is paid only at settlement for Option II and is in
addition to fees listed above.
Option III - Traditional Commission Model
- 6% commission
- Includes all services in Option I
- Includes all the “a-la-carte” services below
- 3 month listing agreement
- Most often used by relocation firms, estate sales and bank foreclosures and sellers without internet access and email.
Note: Broker Administration fee of $195 paid only at settlement for Option III listed above.
Additional “a-la-carte” services
“A-la-Carte” services are optional and available as needed on a pay as you go basis.
- Market analysis & staging advice $95 – (Already included with Option I above) we’ll come to your home and provide you with a detailed market analysis and staging advice before you decide to list
- Showing & feedback service $75 – (Already included with Option I above). Our showing service will schedule all agent showings with you directly and request feedback by way of email with reports that you can review 24/7. Sellers like this program because it increases the quality of the showings and gives them adequate notice. Plus, the feedback is invaluable in the sales process.
- Colorful handouts $75 – (Already included with Option I above). We prepare and print 50 colorful handouts and deliver them to your home so prospective buyers have something to remember you by. If you prepare your own handouts we request that you email us a copy prior to printing them to ensure compliance with state law and equal housing regulations.
- 3 hour open house $295 – We’ll hold your home open Saturday or Sunday at a pre-agreed time and date. If you prefer to hold your own open, we’ll provide signs at no additional charge.
- Broker Open $295 - We’ll hold a broker luncheon on tour day for your local brokers. You provide the lunch or we’ll have it catered for an additional fee.
- Home Warranty Programs from $395 – Programs and coverage vary depending on your needs but this valuable marketing tool can be very helpful on older homes or as part of an addendum to release a home inspection contingency. In general a home warranty protects the buyer for 1 year post settlement for things that may go wrong with the property.
- Just listed announcement $150 – We’ll mail up to 500 of your neighbors a just listed announcement card and we’ll email agents active in your area or subdivision.
- Virtual tours $150 to $450 – These tours are different from the standard thumbnail photo tours which are prevalent on the web and are used mostly for large homes or vacation homes. There are several different types of tours to choose from and we’ll guide you case by case if you want a virtual tour.
- Newspapers and Magazine ads ($25 and up) - Most often used to coincide with an open house or new listing announcement. We can run the ad at a discount using our contract rates and verify your advertisement complies with equal housing regulations and state/county law.
- Hourly package – Not necessary if you choose Option 1 but in Option II this package is available to help you in a variety of ways: Meet appraisers, inspectors, contractors, follow up on home inspection items, attend pre and post settlement walk-through’s, attend settlement, help with property management or just about anything you need done. Some clients have the time to do it all but we are there for you when you need us. You can pay as you go at $225 per hour or buy a block of 5 hours at a reduced rate of $195 per hour.
