Here's how our buyer brokerage services work:
Some of our buyer clients like to do a lot of the research and driving around on their own. Others, prefer that Spicer does the research and driving around. Spicer give you options to suit your home-buying style and save you money! Choose from classic commission services or hourly consultation options.
Classic Commission
The buyer pays Spicer nothing. The seller pays a commission at settlement (often 2.5% - 3% of the sale price).
Example: The Smiths buy a $500,000 single family home from the Jones. The Smiths pay Spicer nothing. The Jones (the sellers, represented by another agent) pay Spicer Real Estate $15,000.
Hourly Fee of $225 (with commission Rebate) Option
Our buyer clients keep the commission offered by sellers to the buyer broker. That's often 3% of the sale price. Spicer is paid $225 per hour for the services we provide.
Example: The Smiths buy a $500,000 single family home from the Jones. Traditionally, the Jones would pay a 3% commission (that's $15,000) to Spicer Real Estate as an incentive to bring the Smiths to see their home. In this option, the Smiths keep the $15,000 commission and pay Spicer hourly for the transaction. Spicer billed the Smiths $5,820 (25 hours @ $225 per hour plus $195 admin fee). The Smiths will get a rebate check after closing for $9,180 from Spicer at closing.
Note: The average
hours-per-transaction ranges between 25 and 35 and the maximum fee is equal to
3% of the sale price.
