Broker Credit

The seller usually pays the commission (often 2.5% of the sale price). Spicer’s portion of the commission is 2% and any commission over 2% is credited back to you at closing. Check out our  commission calculator below to calculate  your commission credit.


$495 Hourly Fee

Buyers keep the entire MLS advertised commission (often 2.5% of the sale price). Spicer is paid $495 per hour for professional services. Our average hours billed per transaction is about twenty-five. Check out our  commission calculator below to see your commission credit.


Classic Commission

This option is well suited for buyers taking a more casual approach to the home buying process. They are not ready to commit to an extended buyer agency agreement. The seller usually pays the commission (often 2.5% of the sale price).

Buyers have different needs. At Spicer, we offer commission options so you can choose what works best for you. Many buyers don’t understand Realtor commissions. They think sellers pay the commission. But in fact, buyers pay by way of the sale price. In other words, if your agent expects a 3% commission the seller must account for that when negotiating a sale price with you. If your agent lowers his/her commission, the seller will have more flexibility on price. But having a skilled buyer’s agent who represents you does have benefits. They know the market and can help you maneuver through all aspects of the transaction. Ask yourself this question: What’s the value of having a buyer’s agent?
