1% Listing Commission

Our most popular option provides expert guidance throughout the selling process. This package includes a professional posting in the MLS along with the services listed in the chart below. Although negotiable, we suggest a 2.5% fee to the buyer’s side agent.


2% Listing Commission

Includes all the services from Option 1 but does not offer a MLS commission to buyer agents. Spicer agents will show the property but only represent you. Buyer agents can also show the property but their clients will pay them directly if they ratify a contract with you.


3% Listing Commission

This choice is ideal for homeowners not comfortable using technology to communicate and sign documents. It includes complimentary staging. Although negotiable, we suggest 3% commission to the buyer’s agent.
